Välkomna till Brf Sjökristallens Gästlägenhet!

För att säkerställa att Gästlägenheten används på ett trevligt och ordnat sätt gäller följande regler vid bokning och nyttjande:

 

Regler för bokning av gästlägenhet

1. Syfte

Syftet med reglerna är att:
- ge flera medlemmar en rimlig möjlighet att boka gästlägenheten under attraktiva perioder

-motverka att enskilda hushåll bokar upp lägenheten under långa sammanhängande perioder

-samtidigt möjliggöra efterbokning så att lägenheten inte står tom i onödan

-säkerställa en rättvis hantering av särskilt eftertraktade perioder, såsom julhelgen

2. Grundregel
Gästlägenheten får bokas av medlem i högst 7 sammanhängande nätter per bokning.

3. Högsäsong sommar
Med högsäsong sommar avses perioden 1 juni–31 augusti. Under denna period gäller särskilda regler för att säkerställa att så många medlemmar som möjligt får möjlighet att boka gästlägenheten.

4. Begränsning av bokningar under sommarperioden
Under högsäsong sommar får varje hushåll/lägenhet:

-boka högst 1 vecka åt gången

-ha högst en aktiv framtida bokning åt gången

Det är inte tillåtet att i förväg boka flera separata veckor under sommarperioden.
Ny bokning får göras först när tidigare bokning har avslutats eller när ledig period får bokas enligt 14-dagarsregeln. I övrigt gäller undantag enligt p. 7.

5. Efterbokning vid ledig lägenhet – 14 dagars regeln
För att säkerställa att gästlägenheten inte står tom så gäller att om gästlägenheten fortfarande är ledig 14 dagar före den aktuella periodens början, får medlem som redan har en bokning boka ytterligare tid i direkt anslutning till sin tidigare bokning.
Sådan efterbokning eller förlängning får endast ske om lägenheten fortfarande är ledig när 14-dagarsgränsen infaller.
Fortfarande max 7 dygn per bokning.

6. Avbokning
Avbokning ska ske senast en vecka innan bokat datum. Föreningen äger rätt att debitera hyresgäst 300kr för sen avbokning.

7. Julhelgen
Med julhelgen avses perioden 23 december–26 december, om inte styrelsen beslutar annat för visst år.
För bokning av gästlägenheten under julhelgen gäller särskilda regler. Medlemmar får anmäla intresse för att boka julhelgen i förväg, men bokningen fastställs först tre månader före julhelgen.
Om endast ett hushåll har anmält intresse för aktuell period tilldelas bokningen det hushållet. Om flera hushåll har anmält intresse för samma period ska bokningen avgöras genom lottning.
Styrelsen ansvarar för att meddela sista dag för intresseanmälan samt för att genomföra lottningen på ett öppet och rättvist sätt.

8. Bokning per hushåll
Samtliga begränsningar gäller per hushåll/lägenhet, inte per enskild person.

9. Undantag
Styrelsen kan i särskilda fall besluta om undantag från reglerna, främst utanför sommarperioden. Längre bokningar än 7 dagar som inte avser efterbokning enligt punkt 4 kräver alltid styrelsens godkännande.
Beslut om undantag ska vara skriftliga och dokumenteras.

Rules for Booking the Guest Apartment

1. Purpose
The purpose of these rules is to:
-Ensure that multiple members have a reasonable opportunity to book the guest apartment during popular periods.
-Prevent individual households from booking the apartment for long, continuous periods.
-Enable "late bookings" to ensure the apartment does not remain vacant unnecessarily.
-Ensure fair handling of highly sought-after periods, such as the Christmas holidays.

2. General Rule
Members may book the guest apartment for a maximum of 7 consecutive nights per booking.

3. Summer High Season
The summer high season refers to the period from June 1st to August 31st. Special rules apply during this period to ensure that as many members as possible have the opportunity to book the apartment.

4. Booking Restrictions During the Summer Period
During the summer high season, each household/apartment may:
Book a maximum of 1 week at a time.
Have a maximum of one active future booking at any given time.
It is not permitted to book multiple separate weeks during the summer period in advance. A new booking may only be made once the previous booking has ended, or when a vacant period becomes available under the "14-day rule." Otherwise, exceptions apply according to Section 7.

5. Late Bookings for Vacant Dates – The 14-Day Rule
To ensure the guest apartment does not stand empty, if the apartment is still vacant 14 days before the start of a period, a member who already has a booking may book additional time in direct connection to their previous booking. Such late bookings or extensions may only occur if the apartment is still vacant when the 14-day threshold is reached. The maximum limit of 7 consecutive nights still applies.

6. Cancellation
Cancellations must be made no later than one week before the booked date. The association reserves the right to charge the tenant 300 SEK for late cancellations.

7. Christmas Holidays
The Christmas holiday period refers to December 23rd to December 26th, unless the Board decides otherwise for a specific year. Special rules apply for booking the guest apartment during Christmas. Members may submit an expression of interest in advance, but the booking is only finalized three months before the holiday.
-If only one household has expressed interest, the booking is assigned to that household.
-If multiple households have expressed interest in the same period, the booking will be determined by a lottery. The Board is responsible for announcing the deadline for expressions of interest and for conducting the lottery in an open and fair manner.

8. Booking per Household
All restrictions apply per household/apartment, not per individual person.

9. Exceptions
The Board may, in special cases, grant exceptions to these rules, primarily outside of the summer period. Bookings longer than 7 days that are not considered "late bookings" under Section 4 always require Board approval. Decisions regarding exceptions must be made in writing and documented.
